  7. Brewster County Appraisal District is also floating something that stinks!

    ON 2014 BREWSTER COUNTY PROPERTY APPRAISALS

    I mailed the Brewster County Appraisal District our protest letter yesterday - on the increased valuations for two tracts that Don & I own jointly on the Terlingua Ranch. . Looks like they are only increasing their valuations of improvements (cabins, etc.) and are keeping raw land valuations the same as in 2013. We own three other tracts with zero improvements and - THEIR VALUATIONS DID NOT CHANGE. This strikes me as terribly unfair - as property owners with cabins are the only property owners with increased property valuations - and increased taxes! Since probably only one of every one hundred tracts has a cabin on it at the Terlingua Ranch - they couldn't come up with a more unfair tax scam! And the increase in Structure/Improvement Market Value was up 46.3 percent for one of our cabins - and 48.7 percent for our other cabin. Neither has had any significant changes - like increased number of rooms or additional buildings. I bet they did not increase the valuations for homes in Alpine without improvements - by 46.3 to 48.7 percent?

    The deadline for filing a protest for your proposed Brewster County taxes is: JUNE 9. 2014 - so you do have time to get your protest in. The squeaking wheel gets the grease!

  8. hey Ron, Your pal, Al here, I don't know if the percentage thing is fair, but in reality, if you improve your land, then that means you are living on it or using it in some way, more than the people who have just bought their tracts for occasional use as hunting or an occasional getaway. Let's not get carried away, and have the taxes increased for everyone! Because that is what they will do. If they want to "justify" a tax increase, they will then say it will apply more to everyone. A lot of times, squeeky wheels just create a lot of havic for everyone else. Lets be realistic, if you improve your land, and are living on it, you definately need to be dumping garbage somewhere, and that is the counties biggest cost, garbage removal, whether you have your own dumpster down there or not, they just look at the general population. I'd say that should be your "argument" that your services have not increased so niether should your taxes.
    Just a suggestion. :-)

  11. Al, I haven't seen any cactus blooming around here to take pictures of. I guess its been too dry? Maybe the half inch rain will perk them up? I'll tell you about my leg problem next time I see you. It was caused by a bad infection from a few posts back.

Maybe, MyPalAl thinks we are "living in our cabins"- but he probably does not know we only visit our cabins for ten days - twice per year., And we do what he mentions he does - " hunting and an occasional getaway". And I doubt we generate any more garbage than MyPalAl. This argument simply does not justify any "garbage theory". related to proper distribution of Brewster County Taxes.

    The law does state any property owner has a right to protest increased valuations - if there has been no significant change in the improvements - or if the assessed value is unequal compared with other properties. We have both issues - No improvements to justify increased valuation of our cabins - and unequal taxes - compared to other properties.

    Do you think they also increased the valuation of homes in Alpine by roughly 47 percent - like they did to Terlingua Ranch cabin owners. I doubt that! Most Terlingua Ranch property owners pay County Taxes- but are not residents of Brewster County and cannot vote on these County officials.

    I am willing to pay my fair share of taxes - but when a small group of property owners are singled out to pay unfair tax increases - it is my right to protest my taxes. Please notice that I did not say anything about what they should do to your taxes.

  13. I thought we were talking about a turd floater, then it was a political thing about taxes.I'm glad it rained for you guys down there. Now for the political crap, I've never ever heard of anyplace anywhere that doesn't raise your property tax when you make any improvements.
    Since you don't need building permits down there to do anything the county has no way of tracking what's going on at your property, so when they go out and do a new assessment they see something that wasn't there the last time and up go the taxes.Big deal, you never really own anything anyway, do you?
