The Land Barron

Lousy weather today, but I made it out to the prospective new land. More to be added as this develops. Yep... Not the land, but here at Study Butte its SNOWING! I hate that white stuff!!

Ok... Here's the deal. This new land is about a quarter mile from the American Legion and about 600 feet off or highway 118 as the crow flies. The access road to it runs directly to the American Legion, but there is a road within 300 feet that goes directly out to 118. The entry /exit point at 118 is concrete and I think has a covert under it. Both roads are in very good shape and appear to be used a good bit. As a matter of fact I had to skirt the edge twice on the road going in front of the land to allow other vehicles to get past me. The roads are well drained  rock and what appears to be caliche so there shouldn't be any problem getting to and from the property even after heavy rains. I was able to drive the falcon directly to it with no problem at all and the trike should even be able to handle it without any modifications.

There is power real close and hopefully I can get it to the property fairly cheaply.  The actual land has a high plateau which is flat with sand mixed with small fragments of slate type rock so it should also be good for a driveway in and out. There is already one mostly cleared that won't take much work at all to reclaim. The rest of the property on the south and west slopes off steeply and is rolling quiet a bit, but the view from there is great. I will be able to get phone and DSL there because it is within such a short distance to the American Legion and a straight road directly from it to in front of the property. If for some reason I can't get power I'll have to have the wind generator working and have at least 800 amp hours of battery to do that though.

Would be nice if the American Legion was a cellphone zone, but I'm told by Just Me that she doesn't think it is. Too bad if that's the case because it would likely mean the land would be to. The best part is that I can get a lot more in to trying to get a livable place there than the land I couldn't get in and out of for days after rain. Since I will be keeping the other land I may work on it as I have time and resources to try my hand at the Greening the earth project on it since the new land won't be suited to that. Did I say the view from the new land is fantastic?

  1. That looks like a good piece of land from the picture. It is level and close to Highway 118 which is good if it rains.

  3. I'll post more pictures and more info after the deal is done. I think I can really get in to getting something going on on the new tract. Another 10 acres and I'll be keeping the other one to.

  5. Boy howdy, that is a great location. If'n ya go buy ya bout 100 60'water hoses ya could have some free water. Hope all goes well with the "new" ranch site. Looks good from my house.
I would attempt to sell the other property and invest in a shack with a good heater. The 20 acres I was look'n at is just across the street (118) a mile from there.

  6. OGT, I think that is called Black Hill and I hear the American Legion had a road built all the way to the summit. I don't know if they rent mountain goats to get you up there or not?

BB, you got a heck of an idea there. I wonder how long it would take them to cut the hose? What ever happened about that land?

  7. Willie, there is a flat plateau on it (Plenty big enough to build on, but it drops off sharply on the south and west. Still I like it much better than the lakebead stuff.

  9. OGT, I got it. See the update on description and I'll probably add more pictures later or start a new thread with new ones. It was cloudy and cold when I was out there and what pictures I took weren't that great. I want to be out there on a nice sunny day and redo some of them.

  11. BB, now you know you're welcome to come down and have another place to park the behemoth you drive. You're likely to have to get out and help me pick up some rocks before you can get it in there though. I'm thinking Blog Party where everyone on the blog is invited to come out and sit around a John Wells styled fire ring and put faces with names. What do you think?

  14. Actually I would drive there just to get a feel for West Texas. I have several friends in Dallas and have visited there twice already each time I flew into DFW.

  15. That's at least a 570 mile drive. Better to fly in to Odessa/Midland airport and then rent a car a drive down. (220 mile trip to here) I'm serious about the party. I wonder how BB and lugnuts would feel about a dozen guest sleeping in his motorhome would go over? There will be plenty of accommodations around this place though. I'm trying to setup a Falcon National around here next year. Might have to make it an All ford deal though.

  16. It all sounds great, Dave. Is the American Legion north, or south of the Grub Shack?
I'm in for the All Ford Party. You've seen my tough little Bronco.
If you're interested in unloading that other piece of property, let's talk. I liked the looks of it from your pictures.
Cheers, and good luck with the next phaze.

  17. Allen, I think the AL is about 4.5 miles north of the Grub Shack and the 10 acres I bought at first is pretty close to the land I just bought. I think the Grub Shack is about 3 miles from the road you turn to go to it. So far there are only about 20 people / couples that have said they would or might show for the TFFN falcon nationals, but that would be nearly a year away. I'm hoping for a snowball to happen between now and then, but making it an All ford get together could put it over the top in a hurry. My members would be coming from all over the country, but bringing in all ford just DFW area people could probably account for most of of it since a lot of my members don't want to pay the price of gas / diesel to get here and then pay for accommodations to.
